HOME BARN TRADE TERMS OF SALE
Our aim is to build long-term relationships with our Trade Customers through clear communication, dependable service and beautifully crafted products. These Trade Terms of Sale are intended to provide clarity from the outset so that every project runs as smoothly as possible.
About Home Barn Trade
These Trade Terms of Sale govern the use of the Home Barn Trade website and the purchase of goods from Home Barn Interiors Ltd by approved Trade Customers.
Our Trade Account Programme has been created for interior designers, architects, property developers, hospitality businesses, retailers and other genuine business customers purchasing products for commercial purposes.
By applying for a Trade Account or placing an order through a Trade Account, you agree to be bound by these Trade Terms of Sale. Please read them carefully before placing an order.
Trade Membership
Trade membership is available to genuine business customers at the sole discretion of Home Barn. Applications may be accepted or declined following our account approval process.
Once approved, Trade Customers will receive access to preferential trade pricing on eligible products when logged into their Trade Account using their registered email address and password.
Trade prices displayed on the website are exclusive of VAT. VAT will be added at the prevailing rate during checkout where applicable.
Trade discounts apply only to eligible products. Certain collections, promotional items, sale products and selected brands may be excluded from the Trade Programme. Excluded products will be clearly identified where applicable.
Home Barn reserves the right to amend trade discount levels, eligible product ranges or the structure of the Trade Programme at any time without prior notice.
To maintain an active Trade Account, customers are expected to purchase a minimum of £2,000 (excluding VAT) within each rolling twelve-month period. Accounts that do not meet this minimum level of activity may be reviewed and may, at our discretion, be suspended or closed.
Trade membership is granted solely to the approved business named on the account application. Trade discounts are intended exclusively for genuine business purchases made by the registered account holder and must not be used for personal purchases or shared with any third party.
Home Barn reserves the right to monitor Trade Account activity and may suspend or terminate any account where we reasonably believe these Terms have been breached, discounts have been misused or account details have been shared without our written consent.
As part of the benefits of Trade Membership, account holders agree to receive occasional marketing communications relating to new collections, product launches and trade offers. You may unsubscribe from these communications at any time without affecting your Trade Account.
The billing details registered to your Trade Account must accurately reflect the legal business entity approved by Home Barn. Where changes to the registered business name or billing address are required, we may request supporting documentation before updating your account records.
Ordering
Orders may be placed through the Home Barn Trade website by approved Trade Account holders at any time.
Following the successful placement of an order, an order confirmation will be sent to the email address registered to your Trade Account. If you do not receive this confirmation, please check your junk or spam folder before contacting us.
Orders are accepted subject to product availability and acceptance by Home Barn.
We reserve the right to refuse or cancel any order where there has been an error in pricing, stock availability, product information or where we reasonably suspect misuse of a Trade Account.
Many of our products are handmade, reclaimed, antique, vintage or produced in limited quantities. As a result, stock availability may be limited and products are offered on a first-come, first-served basis.
We do not offer the reservation of goods.
Trade Customers are responsible for ensuring that all billing, contact and delivery information supplied at the time of ordering is accurate. Home Barn cannot accept responsibility for delays, failed deliveries or additional costs arising from incorrect information provided by the Trade Customer.
Pricing & VAT
Trade prices displayed on the Home Barn Trade website are exclusive of Value Added Tax (VAT).
VAT will be applied at the prevailing rate during checkout where applicable.
Trade prices are calculated using the current trade discount applicable to your account. Discount levels, product eligibility and the Trade Programme may be amended by Home Barn from time to time without prior notice.
Sale items, promotional products and selected collections may be excluded from trade discounts. Any exclusions will be identified on the website or advised before purchase.
All prices are shown in Pounds Sterling (GBP) and are subject to change without notice.
Payment
Payment must be received in full before goods are prepared for dispatch unless a separate written credit agreement has been entered into with Home Barn.
Payments are processed securely through our approved payment providers. Home Barn does not store credit or debit card details.
To ensure the fair allocation of our often limited and unique stock, goods are allocated only once payment has been successfully authorised and received.
We do not issue pro-forma invoices for products available to purchase through the Home Barn Trade website. As many of our products are unique or available in limited quantities, orders are secured only upon successful completion of checkout.
Home Barn reserves the right to suspend or cancel any order where payment cannot be authorised, is declined, or where fraudulent activity is reasonably suspected.
Product Information & Variations
Home Barn specialises in artisan, reclaimed, vintage and antique furniture and homeware. The nature of these products means that variations should be expected and celebrated.
Reclaimed timber furniture may display knots, historic repairs, surface marks, dents, cracks, variations in grain, movement in the timber and tonal differences. These characteristics are not considered defects but form part of the beauty, authenticity and individuality of the materials used.
Artisan-made products may vary in colour, glaze, texture, weave, finish and appearance. No two pieces will be exactly alike.
Antique and vintage items will naturally show evidence of age and historic use, including wear, marks, imperfections and repairs. These signs of age are an important part of the character and provenance of such pieces.
Product photography, samples and display items are intended as a guide only. Colours, finishes and natural materials may vary depending on photography, lighting conditions, screen settings and the inherent characteristics of the products supplied.
Trade Customers are responsible for ensuring that products are suitable for their intended project before placing an order. If clarification is required regarding finish, colour, dimensions or suitability, we encourage you to contact our Trade Team before purchasing.
Collections
Trade Customers are welcome to collect smaller items from our Marlow showroom by prior appointment during normal opening hours.
Orders should be collected within ten days of purchase unless otherwise agreed. Orders not collected within this period may be cancelled at our discretion.
Furniture and larger items are generally delivery only. Where collection of furniture has been specifically agreed by Home Barn, please allow up to three working days for preparation. Collection appointments will be arranged in advance, and the collection location will be confirmed when your appointment is made.

Please note that not all products displayed on the Home Barn website are available to view in our showroom.
We are closed on Bank Holidays and may occasionally close for staff training, stock taking or other operational requirements. We reserve the right to alter our opening hours or close temporarily due to circumstances beyond our reasonable control.
Delivery Locations
Delivery charges for mainland England and Wales are displayed during checkout.
For deliveries to the Scottish Highlands and Islands, Northern Ireland, offshore islands and certain remote locations, delivery charges are available upon request. Please contact us with your delivery address, postcode and details of the products required for a quotation.
Home Barn does not currently provide international delivery services directly. However, we are pleased to work with freight forwarders or shipping companies appointed by our Trade Customers.
Responsibility for export arrangements, customs documentation, duties, taxes and all associated costs rests with the Trade Customer or their appointed shipping agent unless otherwise agreed in writing.
Delivery Times
Small parcel deliveries are typically completed within 2–7 working days.
Furniture deliveries are typically completed within 7–14 working days.
Deliveries to Scotland, Northern Ireland, offshore islands and remote locations may require additional transit time.
Any delivery dates or lead times provided by Home Barn are estimates only and should not be relied upon as guaranteed delivery dates.
Whilst every effort will be made to meet estimated delivery times, delays may occasionally occur due to supplier lead times, transport schedules, adverse weather, customs procedures, seasonal demand or other circumstances beyond our reasonable control.
Trade Customers are encouraged to avoid arranging installations, contractors or client handovers until goods have been received and inspected.
Parcel Deliveries
Smaller items are generally dispatched using a national parcel courier service.
Tracking information will be provided where available.
Once tracking details have been issued, Trade Customers are responsible for managing any delivery preferences, safe-place instructions, redelivery requests or collection arrangements directly with the courier where applicable.
Trade Customers should inspect both the external packaging and the contents as soon as reasonably practicable following delivery.
If a parcel arrives visibly damaged, we recommend taking photographs before opening.
Any damage, shortages, incorrect items or delivery-related issues must be reported to Home Barn within 24 hours of receipt together with clear photographic evidence.
Please retain all original packaging until any claim has been investigated and resolved, as this may be required by the courier, insurer or Home Barn.
Failure to report transit damage or shortages within this period may affect our ability to investigate the matter with our delivery partners or submit a claim on your behalf.
Furniture Deliveries
Furniture deliveries are generally carried out using a one-person delivery service.
Unless otherwise agreed in writing, delivery is to the ground floor entrance of the delivery address only.
Drivers are unable to carry furniture upstairs, downstairs, through service lifts, over balconies, across unsafe or unfinished ground, or through any route that presents a risk to health and safety.
Many furniture items are substantial in both size and weight. Trade Customers are responsible for ensuring that suitable labour and equipment are available to move goods beyond the agreed delivery point where necessary.
Where applicable, furniture requiring assembly will be supplied for self-assembly unless otherwise stated.
For selected locations and projects, a two-person delivery and assembly service may be available by prior quotation.
Retaining Packaging for return of furniture order
Our furniture is supplied in specialist transit packaging specifically designed to protect heavy solid timber furniture during transportation. Customers are strongly advised to retain this packaging until they have decided to keep the item, as it may be required should the goods need to be returned.
Please retain all original packaging until you have decided to keep your furniture. Our furniture is supplied in purpose-designed transit packaging to protect them during transport. If the original packaging has been discarded and the item is returned, we may make a reasonable deduction from any refund to reflect any reduction in valueo.
Assembly of Furniture and Returns
Customers are encouraged to inspect all furniture carefully before assembly to ensure they are satisfied with the item. Retain all packaging.
Our furniture is manufactured from solid timber and reclaimed materials and is designed to be assembled once as part of its installation. It is not intended to be repeatedly dismantled and reassembled. Assembly, use, or subsequent dismantling may result in compression of joints, marks to fixings, wear to components, damage to protective finishes, or other changes which may reduce the condition and resale value of the furniture.
Where a customer exercises their statutory right to cancel under the Consumer Contracts Regulations 2013 after the furniture has been assembled, Home Barn reserves the right to make a reasonable deduction from any refund to reflect any reduction in the value of the goods resulting from handling or assembly beyond that reasonably necessary to establish their nature, characteristics and functioning, as permitted by law.
Customers are therefore strongly advised not to assemble the furniture until they have inspected all components and are satisfied that they wish to keep the item.
Preparing for Delivery
Trade Customers are responsible for ensuring that adequate access is available before placing an order.
Please carefully check all product dimensions and ensure that goods can be safely moved into their intended location.
If access restrictions, narrow corridors, staircases, service lifts, building site conditions, parking restrictions or other obstacles may affect delivery, these should be discussed with Home Barn before goods are dispatched.
Home Barn cannot accept responsibility where delivery cannot be completed due to inadequate access or site restrictions.
Delivery charges will not be refunded where delivery cannot be completed for reasons outside our reasonable control.
Trade Customers are responsible for arranging any permits, permissions or site access required to complete delivery.
Any additional costs incurred due to restricted access, failed deliveries or parking charges may be recharged to the Trade Customer.
Our delivery vehicles must be able to park safely and reasonably close to the delivery location.
Property Protection
Trade Customers are responsible for ensuring that delivery routes, flooring, finished surfaces and surrounding areas are adequately protected before delivery takes place.
Any request for goods to be moved beyond the agreed delivery point is undertaken entirely at the Trade Customer's risk.
Home Barn and its delivery partners cannot accept responsibility for damage to flooring, decorations, fixtures, landscaping or other property where delivery personnel are requested to move goods beyond the agreed delivery point.
Failed Deliveries
If an agreed delivery date needs to be changed, we kindly request a minimum of 72 hours' notice wherever reasonably possible.
Where delivery cannot be completed because access has not been provided, suitable personnel are unavailable to receive the goods, or site conditions prevent safe delivery, Home Barn will pass on the cost of any aborted or repeat delivery before a further delivery can be arranged.
Delivery Inspection & Acceptance
Trade Customers, or their authorised representative, should inspect all goods as soon as reasonably practicable following delivery.
Where goods are delivered to a commercial premises, warehouse, building site, storage facility, interior designer, contractor, installer or any other location nominated by the Trade Customer, any person accepting delivery shall be deemed authorised to accept delivery on behalf of the Trade Customer.
Where reasonably practicable, Home Barn's delivery personnel will provide the opportunity for goods delivered by hand to be inspected before a delivery receipt is signed.
By signing for the goods, the Trade Customer or their authorised representative confirms that the goods have been received and that they have either inspected the goods and are satisfied that there is no visible transit damage, shortage or incorrect item, or have chosen not to inspect the goods when given the opportunity to do so.
Home Barn and its delivery partners may photograph goods at the point of delivery for quality assurance, condition reporting and record-keeping purposes.
Claims relating to visible transit damage, shortages, incorrect items or any issue that would reasonably have been identified during inspection may not be accepted where the goods have been signed for without inspection.
Nothing within this section affects the Trade Customer's rights in relation to latent defects or faults that could not reasonably have been identified during a normal delivery inspection.
For goods delivered by parcel courier, Trade Customers should inspect both the packaging and contents immediately upon receipt. Any visible damage, shortages or incorrect items must be reported to Home Barn within 24 hours of delivery together with clear photographic evidence.
Failure to notify Home Barn within this period may affect our ability to investigate the matter with our delivery partners or submit a claim on the Trade Customer's behalf.
Damaged Goods
If goods are received damaged, incomplete or incorrect, the Trade Customer must notify Home Barn in writing within 24 hours of receipt.
Notification should include:
- the order number;
- a description of the issue;
- clear photographs of the goods;
- photographs of the packaging where applicable.
Trade Customers should retain all original packaging until the matter has been investigated and resolved, as this may be required by the courier, insurer or Home Barn.
Home Barn will investigate all reported issues promptly and, where appropriate, will repair, replace or otherwise resolve the matter within a reasonable period.
No goods should be returned without Home Barn's prior written agreement.
Trade Returns & Credit Notes
Trade Accounts are provided on the basis of preferential pricing for genuine business purchases. Except where goods are faulty, damaged, incorrectly supplied or otherwise required by law, Home Barn is under no obligation to accept returns of goods ordered through a Trade Account.
Where Home Barn agrees, at its sole discretion, to accept the return of non-faulty goods, any refund will normally be issued as a Home Barn credit note rather than a monetary refund.
Credit notes will remain valid for twelve months from the date of issue unless otherwise stated.
Any request to return non-faulty goods must be made in writing within fourteen days of delivery.
Approved returns must be received by Home Barn within a further fourteen days unless otherwise agreed in writing.
Trade Customers are responsible for arranging and paying for suitable transport and insurance when returning goods.
Returned goods must be received in their original condition, complete with all packaging, fittings, accessories and assembly instructions where applicable.
Home Barn reserves the right to refuse returned goods or make an appropriate deduction from any credit issued where returned items have been assembled, installed, used, altered, damaged or handled beyond that reasonably necessary to assess their suitability.
Goods returned outside the agreed return period may be refused and made available for collection at the Trade Customer's expense.
Nothing within this section limits the Trade Customer's statutory rights in relation to goods that are faulty or not supplied in accordance with the contract.
Project Orders
Where goods are supplied as part of a larger project, phased installation or multiple-order programme, Trade Customers are encouraged to inspect each delivery upon receipt.
Claims relating to visible shortages, incorrect items or transit damage should not be delayed until completion of the overall project.
Home Barn cannot accept responsibility for additional costs, delays or losses arising where goods have not been inspected within the timescales set out in these Trade Terms of Sale.
Project Orders
Where goods are supplied as part of a larger project, phased installation or multiple-order programme, Trade Customers are encouraged to inspect each delivery upon receipt.
Claims relating to visible shortages, incorrect items or transit damage should not be delayed until completion of the overall project.
Home Barn cannot accept responsibility for additional costs, delays or losses arising where goods have not been inspected within the timescales set out in these Trade Terms of Sale.
Bespoke, Made-to-Order & Special Order Products
From time to time, Home Barn may supply bespoke, made-to-order or specially commissioned products manufactured or sourced specifically for a Trade Customer or individual project.
As these items are produced or procured to individual requirements, orders cannot be cancelled, amended, returned or exchanged once production or procurement has commenced, unless the goods are faulty or otherwise supplied in breach of the contract.
Where applicable, the bespoke or made-to-order status of a product will be confirmed before an order is accepted.
Condition of Returned Goods
Trade Customers are responsible for taking reasonable care of goods whilst they remain in their possession.
Where Home Barn agrees to accept the return of non-faulty goods, items must be returned complete with all components, fittings, accessories, assembly instructions and original packaging wherever reasonably possible.
Home Barn reserves the right to refuse returned goods, or to make an appropriate deduction from any credit issued, where returned items show signs of assembly, installation, use, damage, alteration or handling beyond that reasonably necessary to assess their suitability.
Natural Characteristics of Timber
Wood is a natural material and will respond to changes in temperature, humidity and seasonal conditions.
Minor movement, shrinkage, expansion, surface cracks, variations in colour, knots, grain patterns and other natural characteristics are inherent features of solid timber furniture and are not considered manufacturing defects.
These natural changes form part of the beauty, authenticity and ageing process of furniture produced from reclaimed, solid or natural timber and should be expected throughout the life of the product.
Product Suitability
Trade Customers are responsible for ensuring that products are suitable for their intended application before placing an order.
Please carefully review all product information, specifications and dimensions. If further clarification is required regarding suitability, finishes or installation requirements, our Trade Team will be pleased to assist before purchase.
Trade Customers remain responsible for ensuring that products are appropriate for their intended project and comply with any project-specific requirements.
Caring for Natural Materials
Natural materials require appropriate care and suitable environmental conditions to perform as intended.
Solid timber furniture should not be positioned immediately adjacent to radiators, underfloor heating outlets, wood-burning stoves or other significant heat sources, nor should it be exposed to excessive moisture, prolonged direct sunlight or unusually dry conditions.
Outdoor furniture will naturally weather over time when exposed to the elements. Changes in colour, texture and appearance form part of the normal ageing process and are not considered manufacturing defects. Where appropriate, protective covers and sheltered winter storage are recommended.
To preserve furniture finishes, we recommend the use of placemats, coasters and heat-resistant mats. Hot cookware, standing water and abrasive materials should not be placed directly onto furniture surfaces.
Product Information & Dimensions
Whilst every effort is made to ensure that product descriptions, specifications, dimensions, weights and photography are accurate, all information provided is approximate and intended as a guide.
Variations may occur, particularly with handmade, reclaimed, antique and artisan-made products.
Trade Customers are responsible for verifying that products are suitable for their intended installation and application before placing an order.
Fraud Prevention & Security
Home Barn reserves the right to carry out reasonable verification procedures where necessary to protect both our customers and our business from fraudulent transactions.
We may request additional information or documentation before accepting, processing or dispatching an order where we reasonably believe such checks are necessary for security, payment verification or regulatory compliance.
Where satisfactory verification cannot be obtained, Home Barn reserves the right to delay, refuse or cancel an order and issue a refund where appropriate.
Retention of Title
Ownership of all goods supplied by Home Barn shall remain with Home Barn Interiors Ltd until payment has been received in full and cleared funds have been received.
Risk in the goods passes to the Trade Customer upon delivery or collection, whichever occurs first.
Until ownership passes, the Trade Customer shall store the goods separately, where reasonably practicable, and take appropriate care to ensure they remain readily identifiable as the property of Home Barn.
Force Majeure
Home Barn shall not be liable for any delay or failure to perform its obligations where such delay or failure results from circumstances beyond our reasonable control.
These circumstances include, but are not limited to, severe weather, fire, flood, industrial disputes, transport disruption, supply chain interruption, pandemics, government restrictions or any other event beyond our reasonable control.
Where such circumstances arise, Home Barn will use all reasonable endeavours to fulfil its obligations as soon as reasonably practicable.
Limitation of Liability
Nothing within these Trade Terms of Sale excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or any liability which cannot lawfully be excluded.
Subject to the foregoing, Home Barn's total liability arising from any order shall be limited to the purchase price of the goods supplied under that order.
Home Barn shall not be liable for any indirect, consequential or economic loss, including loss of profit, loss of business, loss of contracts, loss of anticipated savings, project delays or claims made by third parties arising from the use of, or inability to use, the goods supplied.
Trade Customers are responsible for satisfying themselves that products are suitable for the intended application before purchase.
Privacy & Security
We collect personal information solely for the purpose of administering Trade Accounts, processing orders and providing related customer services.
We do not sell, rent or distribute customer information to third parties for marketing purposes.
All payment information is securely processed through accredited payment providers.

Governing Law
These Trade Terms of Sale shall be governed by and interpreted in accordance with the laws of England and Wales.
Any disputes arising in connection with these Trade Terms of Sale shall be subject to the exclusive jurisdiction of the courts of England and Wales.
